Ritz Carlton South Beach Pre Release Pricing

Last week, I had the honor and pleasure of attending a personal presentation for the Sagamore Hotel Ritz Carlton Residences in Miami Beach.  Currently in the 'Friends and Family' phase, final floor plans or pricing are not yet ready for public release.  They can be viewed along with the renderings and finishes by appointment or a zoom presentation.

For Miami Beach, the restoration of the Sagamore, Shore Club, and Raleigh Hotel, along with their new residential additions, represents a significant rejuvenation in this area. Notably, Lincoln Road is undergoing a $60 million restoration, which will include an extension to the beach. This long-awaited enhancement and accessibility will elevate the appeal of the mall to higher-end retail.

The Sagamore hotel will undergo a comprehensive renovation and be transformed into just 30 suites, serving as the face and entrance to the Condominium. - A new addition will be built of 15 stories with just 30 private residences, each with direct elevator access. - The site's openness ensures protected ocean views from both north and south exposures, with a generous ceiling height of 10 feet from finished floor to ceiling.

Notable amenities include parking spaces also with direct elevator access for owners, a private pool area with cabanas, a gym, and a private dining room for residents on the 7th floor.  The renowned Michelin star chef Jose Andres will run the restaurant at the Sagamore, and offer catering to the condominium residents. Jose was recently nominated for a Noble Peace Prize for his humanitarian work feeding people in disaster zones.

Finishes are set to be on par with other top new developments, featuring light oak kitchen cabinets, fluted glass doors, marble backsplashes and counters, as well as light oak wide plank floors and Gaggenau appliances. Interiors are by Studio Munge.

Approximately 1,400 sq. ft. one-bedroom unit priced at $3.7 million.

Roughly 1,700 sq. ft. two-bedroom unit priced at $5.7 million.

Furthermore, half-floor ocean view corner three-bedroom units (four  available) start at $7.2 million, while full floors start at $22 million. It's important to note that these prices reflect the 'Friends and Family' phase and are expected to increase once the building goes to market.


The anticipated completion date is 2027, and the deposit structure is as follows: 10% reservation, 10% at contract signing, 10% at ground breaking, and 10% at top off.
