New Development: The Perigon Miami Beach

It’s no secret that luxury real estate buyers are looking for properties that promise elevated standards in lifestyle, design, and future value.

Having spent over 20 years in real estate and sold well over $100 million of new construction property, I’ve seen my share of over-the-top sales presentations that promise these standards and more. Many times, it’s nothing more than some razzle dazzle. That’s why I’ve come to judge according to the quality of the details.

This summer, I am looking at all the new developments in Miami and I’ve already covered a lot of ground. It’s becoming clear when a property isn’t quite up to standard. The Perigon delivers on all fronts.

Called “villas in the air,” this property is a legendary landmark in the making.

I recently met with the Perigon team and was struck by the attention to detail with the exterior plan. Creating a sense of privacy and discretion, the arrival to the building sets the tone for what is to come. Of course, oceanfront views will be the natural focal point, but the landscaping that leads the way to them will be just as stunning. 73 residences, each with direct access from the elevator, will make it a small community with ample access to the impressive suite of services and amenities, such as a residential butler, dedicated lifestyle concierge, and wine room.

Here are a few more of my highlights:

Location: It is ideal for those who want both the privacy of an exclusive community and easy access to the city’s best restaurants, shopping, and activities. Situated on the widest part of Miami Beach, residents have access to 200 feet of private shoreline. Beloved nearby restaurants include Nobu and Cecconi’s, with many more a short drive south or across the bridge.

Architect: This architectural beauty will be done by OMA’s Jason Long, who is giving the towers a rotating appearance and wraparound balconies with views of both the Atlantic Ocean and Biscayne Bay. The design is firmly set in the future, adhering to strict flood elevation criteria.

Interiors: The timeless interior aesthetic comes from Tara Bernerd & Partners, an international design firm based in London with an impressive portfolio that includes private homes, yachts, and hotels. Tara and her team will ensure the interiors are modern, fresh, classic, and luxurious.

Landscape: Gustafson Porter + Bowman were behind the landscape of the Eiffel Tower and are bringing their impeccable vision to the Perigon’s expansive outdoor space - as I mentioned, an integral part of the property’s draw.

Restaurant: The pièce de résistance is Nota, a private, oceanfront restaurant for residents and their guests. The Mediterranean concept will be helmed by Shaun Hergatt, the Michelin-starred chef who is also behind four Manhattan restaurants. He’ll curate the menu at Nota as well as FiftyThree, the Perigon’s private speakeasy.

Who would feel most at home at the Perigon? Most of us - but especially those who value modern elegance, and appreciate detail and refinement. A person who can afford and only wants the best. Someone conscious of their imprint on the world around them.

The Perigon will be open in 2026, but now is the time to learn more and find out if this will be the home for you. Reach out to me at amanda.sawyer@compass.com to get started.
